What Is Stamp Duty?
Stamp Duty Land Tax (SDLT) is a tax you pay when buying property in England and Northern Ireland. It's charged on the purchase price, with higher rates on more expensive properties. The tax is due within 14 days of completion.
First-Time Buyer Relief
First-time buyers get significant relief. You pay no stamp duty on properties up to £425,000. For properties between £425,000 and £625,000, you only pay 5% on the portion above £425,000. This saves thousands.
First-Time Buyer Examples
- •£300,000 property: £0 stamp duty
- •£500,000 property: £3,750 (5% on £75,000 above threshold)
- •£625,000 property: £10,000 (5% on £200,000 above threshold)
- •£626,000 property: £15,630 (full standard rates apply)
Standard Stamp Duty Rates
For non-first-time buyers, the standard rates are: 0% up to £250,000, 5% on £250,001-£925,000, 10% on £925,001-£1.5 million, and 12% above £1.5 million. Stamp duty is charged in bands, like income tax.
Additional Property Surcharge
If you're buying a second home or buy-to-let property, add 3% to all the rates above. This is the higher rate for additional dwellings. This surcharge was introduced to help first-time buyers compete.
Who Qualifies as a First-Time Buyer?
To get first-time buyer relief, neither you nor anyone you're buying with can have owned a residential property anywhere in the world before. This includes inherited properties.
Replacing Your Main Home
If you're selling your main home and buying another, you don't pay the 3% surcharge. However, if you haven't sold your old home by completion, you initially pay the higher rate but can reclaim it within 3 years.
Stamp Duty Holidays
The government occasionally offers temporary stamp duty holidays. Don't let temporary tax breaks drive your decisions – buying the wrong property to save stamp duty is a false economy.
Regional Differences
England and Northern Ireland use SDLT. Scotland has Land and Buildings Transaction Tax with different thresholds. Wales has Land Transaction Tax. Check the specific rates for your country.
